Realtors say they can get a higher price for my home, is this true?
A home is worth what the market is willing to pay whether it is sold through a real estate agent or privately. The benefit to selling privately is being able to afford a competitive price tag; not having to account for a Real Estate Agents commission. An overpriced home will stay on the market for a longer period of time and presents a case where you may have to lower your price at some point; in the end still accounting for agents commissions. Setting a high price for a home for the sake of obtaining your listing will more than likely attract the wrong market of prospective buyers to your home. That is, keeping away buyers that can afford to buy your home if it were priced realistically.
Why would I sell privately?
1: You don't have to pay the high cost of a commissioned Real Estate Agent. This also gives you a competitive advantage over homes listed with an agent.

Negotiating one on one with the buyer will give you control over what is being said as well as a better understanding of the buyer's position.

ComFree Private Sales is unable to evaluate your home however most people have a pretty good idea of what their house is worth through comparing similar homes sold in the area. If you are unsure of the market value or would like to confirm your research, we recommend a licensed appraisal be completed on your property prior to deciding on an asking price. A licensed appraisal presents benefits for the sale of the home as well as peace of mind.
Do I require a "Contract for Sale of Land" prior to advertising my home?
Under NSW law it is required that a vendor provide on hand a proposed "Contract for Sale of Land" displaying the Title Certificate, Drainage Diagram, and 149 Zoning Certificate; before advertising, showing or opening the property for inspection. It is an obligation of law as well an expectation of the buyer to have the documents prepared and available for viewing. ComFree Private Sales offers the arrangement of this Contract preparation for a reduced price. The Contract is prepared by Malouf Solicitors with all appropriate documents, including 5 copies of the contract sent to you usually within 2 business days.
